That’s right. You can buy the same house for a flat-rate price of $14,000 each! This house is sold to you the same way as the “Managed” house. You will receive the same “Warranty Deed” and a guarantee that the title is clear. There are No back taxes, No Liens, No City Red-Tags, No Condemnation Orders. This house DOES NOT include any of the management. It does not include any rehab work. It does not include any marketing. This house is perfect for the Hands-On investor who wants to do all the work himself.

All funds are handled by our licensed title company, who will prepare and record a Warranty Deed in your name. No additional costs. Everything is included. No escrow fees, no document fees, no commissions, no membership fees, no hidden fees of any kind. Buy 1. Buy 10. Buy 100. No minimum requirements. The average internet value of our houses is around $62,000. All of our houses are sold sight unseen, as a commodity, just as you would buy stocks, bonds, gold or silver. We hand select each house from the many sources and lists we have at our disposal.

Buyer will be charged an application fee of $99 per house. Shortly thereafter, buyer will be sent a Real Estate Purchase Contract (REPC) to read and execute. This REPC will contain the addresses assigned to the buyer. Buyer hereby agrees to wire transfer the entire purchase amount (less the reservation fee) to Cornerstone Title Services, LLC, 800 Corporate Drive, #102A, Lexington, KY 40503, (859) 278-4578 within 3 days of receipt of the REPC. House(s) will be supplied by Future Capital Holdings, LLC (Seller) a Nevada Limited Liability Company. Buyer agrees to sign and return he REPC and wire transfer the full purchase amount to Cornerstone Title Services, LLC within 3 Business days of receipt of the REPC (due diligence period). Buyer understands that after this 3 day period, the REPC may be cancelled and houses may be reassigned to another buyer. Purchase funds will remain in escrow until all title documents have been fully executed by both parties and Title has closed.

This reservation agreement does not create a contractual obligation to buy or sell on the part of either party. Either party may at any time, cancel this reservation instrument. However, the reservation fee paid under this agreement is fully earned at the time of payment, and therefore is NOT refundable. Once both parties have signed the REPC and the Seller has completed the Deed to the property and has sent it to the County for recording, funds will be released to Seller and are no longer refundable. All reservation funds will be applied toward the purchase price of the house(s).
